We Take Care of Your Rental Property

Strand Rental House Management Rate: 7.8% plus GST - We have no hidden costs.
For this, we cover everything from:

  • Complete a market rental appraisal on your property
  • Photograph the property for advertising
  • Advertise your property on, Key Rental Management website and Facebook page
  • Show prospective tenants through your property
  • Complete an entry condition report of the whole property, including extensive photography, before the new tenants move in
  • Organise maintenance on behalf of the owner (after we have communicated)
  • Undertake an exit condition report as the tenants move out, including extensive photography
  • Collect the bond from new tenants before they move in and lodge it with the department of building and housing
  • Apply for and attend tenancy tribunal hearings as required
  • Conduct three monthly inspections of the property and advise you of the completed inspection report and anything that may need attending to (with photos provided)
  • Collect the rent in advance at the agreed tenancy period (weekly/fortnightly)
  • Full rental report is emailed out to you at the end of each month

Advertise Your Property

here is a $99.00 - $179.00* advertising cost for your property to be listed on, plus your property will also be advertised on Key Rental Management website, our Key Rental Management Facebook page: Key Rental Management Ltd. Along with these adverts, we can also put up a rent sign up at the front of your property.

Property Upkeep

If plumbing issues starts to arise at your rental property, or if your property needs a quick fix, we have access to a reliable team of tradesmen who can look after your plumbing, painting and tiling needs, among others trades. Alternatively, we are happy for you to organise any work through a tradesman of your choice. We do not mark up on any maintenance work.

Emergency Repairs and Insurance

For insurance purposes, you may want to add us as your persons of contact so that we may deal with your insurance company if or when necessary. If you are traveling half-way around the world, we can take this pressure off you if an emergency does arises.

Rental Income

Through a thorough rental market appraisal, we determine your property’s rental potential. We can also reassess your place every 6 months or at the end of a tenancy agreement when carrying out a final inspection. This way, we will be able to identify if possible increases can be made to keep up with the current market.

Credit Assessments Through Veda

Checking your potential tenant’s financial credibility has never been easier with our help. You can count on us to conduct credit checks on your candidates after they pass our suitability assessments.

Our staff knows which red flags to look out for when checking through tenants’ applications. Once they pass our credit check, we will immediately inform them of their tenancy. This service is optional and costs $42.00 per person.

Rent Collection and Owners’ Payments

Rents are paid to us from our tenants weekly or fortnightly in advance and are then paid to you in the same pattern. Every Monday when rents are disbursed (paid) to our owners, we also send a short email too. We will receive an end of month statement report and end of financial year report.
